Why This Is Worse in Georgia Than Most Places

Subterranean termites thrive in warm, humid climates with heavy clay soil, which describes essentially all of metro Atlanta. They work from the ground up, they work inside the wood where you cannot see them, and a colony can be active in a structure for years before anything is visible from outside.

This is not a scare tactic. It is why termite inspection is a normal part of buying a house in this state rather than an optional add on.

The Signs Most People Miss

  • Mud tubes. Pencil width tubes of dried soil on foundation walls, piers, or in the crawlspace. The most reliable visible sign there is.
  • Discarded wings. Small piles of identical wings near windowsills or doors, usually in spring. That is a swarm that already happened.
  • Hollow sounding wood. Trim or baseboard that sounds papery when you tap it.
  • Bubbling or uneven paint that looks like water damage with no water source.
  • Sticking doors and windows where nothing else changed.
  • Frass, a fine sawdust looking material, more typical of carpenter ants and drywood termites.

Treatment

What We Use, and Why

We use two approaches, sometimes separately and sometimes together, depending on your structure and what we find.

Termidor liquid barrier

A treated zone in the soil around and under the structure. Termites cannot detect it, they pass through it, and they carry it back to the colony.

BASF Advance stations with Trelona

Bait stations installed in the ground around the structure that intercept termites before they reach the house and eliminate the colony over time.

Which one is right depends on your foundation, your soil, and whether there is active activity or this is preventive. We will explain what we recommend and why, including what we are not recommending and why not.

Real estate

Buying or Selling a House

The document your closing needs in Georgia is the Georgia Wood Infestation Inspection Report, the WIIR, which most people call the termite clearance letter. We inspect and we issue it.

The timing on these is almost always tight, and a report that arrives late costs everyone in the transaction money.

For real estate agents

How often should I have an inspection?
Annually is standard in Georgia given the pressure here.
I saw winged insects inside. Is that termites?
Maybe. Flying ants and termite swarmers look similar and get confused constantly. Take a photo and call, we can usually tell from the picture.
Does homeowners insurance cover termite damage?
Almost never. Termite damage is generally treated as preventable maintenance, which is exactly why inspections matter.
Is the treatment safe around my family and pets?
Yes, when applied correctly by someone licensed to apply it. We will walk you through what we are using and what to expect before we do anything.
Do you offer a termite guarantee?
Guarantees vary by the service purchased. Ask when you call and we will tell you exactly what your treatment carries.
